From the books — a recent Long Beach job

Got a call last month from a the south side Long Beach home — 1990s build. Symptom: weeping T&P valve. Cause: thermal expansion, no expansion tank installed. Replaced the t&p and added an expansion tank, all done in about two hours, billed flat-rate at $1100.

If you have a tankless unit and you're getting cold-water sandwich (hot for 30 seconds, cold for 10, hot again), it's almost always scale buildup in the heat exchanger. Annual descaling fixes it — $225 to $380 — and is required by the manufacturer to keep your warranty valid.
